The Airport City Is Growing: Ground-Breaking Ceremony for Office Park 4 -
Expansion by about 26,000 m² of office and event space by 2020
Today, April 12, 2018, the ground-breaking ceremony for the state-of-the-art Office Park 4 took place. It will offer an additional 26,000 m² of office and event space in the heart of the Airport City Vienna starting in May 2020. The new office building will also feature innovative co-working spaces, restaurants, meeting zones and a kindergarten. The renowned architecture firm HNP architects ZT GmbH was contracted to implement the planning work. The aspects of energy efficiency and sustainability were also prioritised in the building planning. For this reason, the “Office Park 4” project was granted the platinum pre-certificate by the Austrian Sustainable Building Council (ÖGNI). The ground-breaking ceremony was celebrated by Günther Ofner, Member of the Management Board of Flughafen Wien AG, the architects Heinz Neumann, Oliver Oszwald and Florian Rode of HNP architects ZT GmbH, Judith Engel, Head of Planning, Construction and Portfolio Management of Flughafen Wien AG along with Wolfgang Scheibenpflug, Head of Real Estate and Location Management at Flughafen Wien AG.
“The modern Office Park 4 will be a new architectural highlight and raise the Airport City Vienna to a new quality level. It reflects a great commitment to sustainable and energy-efficient development, which was honoured by the platinum rating granted by ÖGNI. The enormous demand for commercial property at the site makes this expansion necessary. The efficient transport links, state-of-the-art telecommunications systems and an extensive offering of services make Airport City Vienna the perfect business location for companies”, explains Günther Ofner, Member of the Management Board of Flughafen Wien AG.
“If we look back at the planning process which has taken place, we clearly see that every aspect of architecture can only be mastered by interdisciplinary teamwork. The uncomplaining interaction of all experts and the property developer is the only approach enabling the architect acting as the conductor to carry out work optimised in every way. And we are proud of what we have accomplished! The energy-saving and resource-saving planning approaches already conceived in the competition were refined. The self-evident nature in which the project is presented to the public was elaborated further, thus strengthening the character of the Airport City. We are very pleased with the start of construction of this flexibly usable building which optimally fulfils the demands imposed upon new working environments”, according to the architects Heinz Neumann and Oliver Oszwald of HNP architects ZT GmbH, commenting on the new Office Park 4.
Modern world of work and new services on about 26,000 m²
The new Office Park 4 will expand the existing office and event space at the Vienna Airport City by about 26,000 m². The state-of-the-art office building will offer rooms flooded with light as well as cutting edge technologies on ten floors. Two floors of event space, spacious meeting zones, a kindergarten, restaurants and local amenities will provide a perfect environment for future tenants and will enhance the working experience and feel-good factor of the employees. The modern office areas will be flexibly rented in sizes between 180 m² and 2,700 m² per floor. Sufficient parking capacities will continue to be available thanks to the building’s own underground car park and Car Park 3. A new pedestrian bridge will directly connect the grounds of Office Park 4 and Terminal 1 as well as the public transportation CAT suburban railway train. Flughafen Wien AG is investing about € 60 million in this trailblazing construction project which is scheduled to be put into operation in May 2020.
Innovative design and ecological planning
The renowned architecture firm HNP architects ZT GmbH led by Heinz Neumann, Oliver Oszwald and Florian Rode, was commissioned to plan Office Park 4. A building floor plan inspired by the field of aviation and a higher proportion of glass will lend a modern design to this new office property in the heart of the Vienna Airport City. A bright facade surface of which about 60% is transparent will flood the premises of Office Park 4 with daylight and take account of wind comfort on the basis of its special form. Moreover, the preservation of resources and the efficient use of energy will be an integral part of the development and planning phases. The real estate project “Office Park 4” was awarded the platinum pre-certificate by the Austrian Sustainable Building Council (ÖGNI) for its prioritising ecological and sustainable aspects. Due to its innovative design, Office Park 4 will be one of the most energy-efficient buildings at Vienna Airport in the future.
